What does NY Urban do?
NY Urban arranges construction, bridge and permanent financing for income-producing real estate, and advises owners on financing strategy. We have done this since 1936.
How much have you financed?
More than $12.75 billion over our history, averaging more than $200 million a year over the last decade.
What types of property do you finance?
Multifamily and transit-oriented apartments, office buildings, medical office, shopping centers, hotels, cooperatives and mixed-use buildings.
What is the difference between NY Urban and NY Urban Funding?
NY Urban places permanent and construction loans, often through life insurance company lenders. NY Urban Funding is our bridge-lending service line for shorter-term, faster-moving deals.
What is a bridge loan?
A short-term loan that covers a gap: completing a renovation, paying off a maturing loan, funding construction or tenant improvements until permanent financing or a sale. Our recent bridge loans ran from 12 months to 4 years.
How large are your bridge loans?
Typically $500,000 to $5 million; recent loans have ranged from $2.3 million to $10 million.
Where do you lend?
Bridge loans in New York, New Jersey, Connecticut, Pennsylvania and Florida. Conventional financing is available nationwide.
Which lenders do you work with?
We place loans through life insurance company relationships, including John Hancock and Voya, and advise clients on Prudential programs.
How long are permanent loans?
The loans on our Projects page run from 5 to 35 years, depending on the property and the lender.
Can you finance construction?
Yes. We have arranged construction loans of up to $110 million for apartment communities and a combined construction and permanent loan of $205 million for the Hackensack Meridian Health headquarters in Woodbridge, NJ.
