Since 1936, NY Urban has arranged construction and permanent financing for income-producing real estate across New York, New Jersey and beyond. We have originated more than $12.75 billion in loans, averaging more than $200 million a year over the last decade, for owners, developers and cooperatives, many of whom we have served for decades.


We place loans through life insurance company relationships, including John Hancock and Voya, and advise clients on Prudential programs. Our borrowers range from multifamily and transit-oriented developers to office, retail, hotel and cooperative owners.


NY Urban Funding, our bridge-lending arm since 2004, provides short-term capital for owners and developers in New York, New Jersey, Connecticut, Pennsylvania and Florida, when a deal needs speed that a conventional lender cannot offer. Conventional financing is available nationwide.

Founded in 2004, NY Urban Funding is the firm’s bridge-lending service line. It lends on its own balance sheet, alongside long-standing partners, on multifamily, commercial and investment properties, including transitional and construction-related assets.

Chris Lama

Principal

Chris joined NY Urban in 1992 as a property inspector and moved through underwriting into CMBS origination. Since 2000 he has originated more than 80 transactions totaling over $2.5 billion. He co-founded NY Urban Funding, the firm's bridge and mezzanine lending platform.

John G. Lama

Principal

John joined NY Urban in 1980 and bought the company with Frank Harvey. He previously held senior roles at Chase Manhattan Bank and at Kimco, the shopping-center REIT. He co-founded Bridge Funding in 1997 and established NY Urban Funding.

Principal

John started at NY Urban in 1990 as a property inspector and advanced through underwriting and property management.

Frank Harvey

Co-owner

In Memoriam. Frank joined NY Urban in 1978 and, with John G. Lama, bought the company in 1980. He came to the firm from Union Dime Savings Bank, where he originated loans, and he co-founded Bridge Funding and NY Urban Funding. We remember him with gratitude.

Irwin Shapiro

In Memoriam. Irwin spent more than thirty years in real estate, closing retail, office and multifamily transactions, and served as Director of FHA Financing. He was an investor and partner in NY Urban and a co-founder of Bridge Funding and NY Urban Funding. We remember him with gratitude.
